This website, www.sagehillproperties.net (the “Site”), is operated by Sage Hill Properties (“Sage Hill Properties,” “we,” “us”). We are real estate investors who buy residential property directly from owners in Central Florida. By using the Site, you agree to these Terms. If you do not agree, please do not use the Site.
2. No offer, no obligation
Information on the Site is general and is not an offer to buy any specific property. Any offer we make is non-binding until both parties sign a written purchase agreement. You are never obligated to accept an offer, and submitting a form does not create a contract or an agent, broker, fiduciary, or attorney-client relationship.
3. Not professional advice
Content on the Site, including blog posts about probate, inherited property, property taxes, and foreclosure, is general information only. It is not legal, tax, financial, or real estate advice. Talk to a licensed attorney, CPA, or real estate professional about your situation. Selling to an investor may get you less than listing your home on the open market. We encourage you to compare options.
4. Timing and price statements
Statements such as “cash offer in 48 hours” or “close in as little as 7 days” describe typical timelines. They are not guarantees. Actual timing depends on the property, title, probate or court requirements, liens, and other factors outside our control. Our offers reflect the property’s condition, estimated repairs, closing and holding costs, and market conditions.
5. Information you provide
You agree that the information you submit is accurate and that you are the owner of the property, or are authorized to act for the owner (for example, as personal representative, trustee, or attorney-in-fact). We use your information as described in our Privacy Policy.
6. Communications
By submitting a form, you agree that we may contact you by phone or email about your property. We will send text messages only if you separately opt in, as described in the SMS Terms below.
7. Acceptable use
You agree not to misuse the Site, including by submitting false information, attempting to gain unauthorized access, scraping, or interfering with its operation.
8. Intellectual property
All content on the Site is owned by or licensed to Sage Hill Properties and may not be copied or reused without permission.
9. Third-party links and services
The Site may link to third-party websites or use third-party tools (such as analytics and advertising services). We are not responsible for their content or practices.
10. Disclaimer of warranties
The Site is provided “as is” and “as available,” without warranties of any kind, to the fullest extent permitted by law.
11. Limitation of liability
To the fullest extent permitted by law, Sage Hill Properties will not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Site. Nothing in these Terms limits liability that cannot be limited under Florida law.
12. Governing law and venue
These Terms are governed by the laws of the State of Florida. Any dispute relating to the Site will be brought in the state or federal courts located in Orange County, Florida, unless applicable law requires otherwise.

We may update these Terms from time to time. The “Last updated” date shows when they last changed.

SMS Terms (Text Messaging Program)
Program: Sage Hill Properties sends text messages about your property inquiry, offer, appointment scheduling, and closing, and occasional follow-ups about selling your home.
Opt-in: You receive texts only if you check the SMS consent box on our forms, or text or ask us to text you. Consent is not a condition of any purchase or offer.
Frequency: Message frequency varies based on your inquiry.
Cost: Message and data rates may apply. Check your mobile plan.
Opt-out: Reply STOP to any message to stop receiving texts. We will send one message confirming your opt-out and no further texts unless you opt in again. You can also call 321-316-1051 to opt out.

Hours: We send marketing texts only between 8:00 AM and 8:00 PM in your local time.
